My family lived in the Joylife community for two years. We found it well managed and enjoyable. The few issues that we had with appliances were handled in a timely manner. We felt the quality of our experience was directly connected to the fair and consistent influence of the property manager. We often joked that she ran a tight ship…which we appreciated! High standards and expectations for all residents make Joylife a close and connected community. I have recommend this rental community to friends and neighbours. It was a wonderful rental experience for our family…in fact it was tough to leave.

Basic electrical and plumbing messed up with these units when built so badly that ceilings falling in the kitchen are common and some plugs are not connected to any electricity at all. Its a fire hazard not to clean the vents but when I paid someone privately SEVEN YEARS after being built, the vents were full of leaves from when it was built. Mold in the basement from garbage insulation job. The people who were hired to build these units must have had no experience and were working for minimum wage. You are better off renting somewhere else for sure.

The property claims to be Luxury Living but the only reason they can make that claim is because of where the properties are located. The finishes and appliances are not by any means luxurious. Cheap flooring, standard cabinetry, units are not well sound proofed, and the air conditioning units often fail during heat waves. These properties are shacks among castles.

The property upkeep is sub-standard. Sections of fence regularly collapse during wind storms and take three months to be fixed. Dog owners are allowed to not scoop. Garbage (papers, cups, etc.) is ignored. And the exteriors have never been power washed. The only thing the management seems to care about is the parking situation -- for which they planned POORLY when developing the property.

Upper Kains is a dump. Been here many years and can’t wait to get out.
The original leasing agent was very selective with who was accepted but now they let anyone in.
The units have not been updated at all inside or outside. They came to paint outside and painted right over the cracked and peeling paint and it’s peeling again.
The grounds are so-so taken care of. Lots of garbage laying around all over even though the super says she walks the complex daily. Kids bikes and toys laying around the roadways.
The super plays favourites as well. Some people are allowed to park in the visitor parking and others are not. She sends out messages to not park but does not follow up or police it.
The people that live here, the management and the quality of the units is what makes it a terrible place to live. Simply...a dump.

VERY DISAPPOINTED!
Our family moved into a townhouse at Riverbend Place almost three months ago (April 2017) and yesterday found a baby mouse in our basement. My husband went to the office the very next morning to speak with the superintendent to inform her that there was obviously a nest of mice inhabiting the walls somewhere inside our unit. Her immediate response was to tell him to purchase and put out some mice traps "like she usually tells people to do" and that that should resolve the problem. After my husband also pointed out the fact that they would continue to infest the unit unless their point of entry was blocked she also agreed to come to the unit in the next few days to caulk any holes she could see on the exterior of the townhome.
When my husband asked about calling an exterminator the superintendent told him that while we could choose to bring one in we would have to pay for it ourselves.
Seriously? JoyLife advertises these brand new units (ours is a 3 bed, 2.5 bath, unfinished basement) as "luxury townhome rentals" and for $1,440.00 per month plus utilities I think most people would expect not only to not have any issues with mice but also to not have the responsibility of removing them from the interior of their rental unit to be made their responsibility.
It would seem to us based upon this experience that JoyLife is simply yet another slum landlord wrapped in fancy packaging who is more concerned with their own bottom line than with the health and welfare of their tenants. I suppose that only time will tell; 7 more months to go in our lease........

Poor quality build and the cheapest of appliances. Noise level between units is terrible, and if you sneeze your neighbour has to grab the kleenex. Non-caring head office staff, not the least caring about their tenants just grab the money and run. On site superintendent is wonderful, it is the company that is horrible.
